Buying an established company has many benefits, the most important of which is that you can begin trading right away. When you buy an existing company, you don’t have to wait for the property to be fitted out; you can start earning money right away from your existing customer base. This usually comes at a cost (the business’s purchasing price), but if you can find a good deal, it’s always a good idea to go this route.

Step 1 – Find a business that interests you: Most reliable real estate firms have company for sale listings that you may be interested in. The current state of the business, as well as the lease and financial details, are normally included in the listings.

Step 2 – Check the lease of the current Business that you want to buy: It is better to check about Due Diligence when you set up your business. Due diligence is the examination or exercise of care that a fair company or individual is required to perform before entering into an arrangement or contract with another entity, or performing an act with a certain level of care.

Due Diligence is an important step in the process. The new owner must ensure that the current lease agreement permits the transfer of the business. Coordinate with the property owner and negotiate a new lease agreement if the existing lease does not provide for the transition to a third party. The new lease agreement could alter the rental price.

Keep in mind that before a company opens to the public, it should have gone through the process of consulting with the property owner to see if the lease can be transferred. In theory, the current business owner cannot sell the company if they are aware that the contract does not allow for the sale. It is, however, important that you double-check. Your real estate agent will help you negotiate the new lease conditions. They can also search for another venue if it isn’t negotiable. In the case of a franchise, venue or lease arrangement are not taken into account. You are free to set up shop wherever you want.

Step 3 – Sign the new lease or assignment of lease rights: Once the property owner has agreed to the lease transfer, interested parties sign a company transfer agreement. This is made possible by the real estate agency. They review the lease papers, coordinate/negotiate with the landlord, and prepare the requisite documents for signature. When you leave it to the professionals, it’s painless and hassle-free.

Check tax receipts and other contracts from suppliers if you want to keep the existing business name: The main benefit of holding the current company name is that the incorporation process is quicker, taking just 3-5 weeks on average. You’ll still keep customers who are already loyal to that specific brand or name. If you’re buying an established company, make sure the previous owner’s tax payments are current. Check for any outstanding debts with current vendors as well.

Step 5 – Hire or re-train existing staff: You have a young population of Cambodians eager to make a name for themselves, depending on the degree of revamping you decide to make on your market. The workforce is diverse; all you have to do now is find the right people.

The reason that Cambodia doesn’t have earthquakes is that the country is part of the Australian tectonic plate. But don’t be fooled by the geography class picture of the tectonic plates that shows the Australian plate covering the eastern half of the globe. The Australian plate doesn’t roll over the country; it goes around it.

Other countries in Asia is also founded that earthquake had happened too such as China. China was also shaken by a smaller earthquake. It is not yet clear what the relation between all these earthquakes might be. But some scientists claim that this area of tectonic plates is known as “earthquake alley” and that a big destructive earthquake is overdue in this area. In the meantime, the situation in Cambodia’s capital, where the majority of the people live, is calm, since the earthquake was far away from the city center.

From the past until now, Cambodia has never experienced the earthquake before thanks to its location far from the edges of tectonic plates which move and collide deep below the surface. A country that far from tectonic plate is one of the reason that earthquake doesn’t hit Cambodia.

Cambodia has suffered from typhoons and devastating floods; however, it isn’t so serious like some countries that were hit by tsunamis, and other serious natural disasters.

Location in Cambodia is a very good place to live. If you live in this country, no worry about the natural disasters, volcano eruption, tsunamis, and other serious disasters. It’s safe to live in Cambodia due to the fact that earthquake doesn’t hit this country.

However, there will still be a chance that Cambodia will be hit by earthquake, but it’s just only the prediction. As proof the UN Office for the Coordination of Humanitarian Affairs have published a risk assessment which suggests Cambodia has at least a 20% chance of experiencing at-least a Degree VI earthquake (Degree VI earthquake is expected a magnitude 5 to 5.9 earthquake) event within the next 50 years.

Anyway currently Cambodia has never experienced any serious disasters before including earthquake, tsunami, but who knows what will happen in the future will it be happened or not? Although Cambodia has at least a 20% of hitting by earthquake in the future, but the percentage of experiencing remains low, so people should not be worried too much about it.

Knorng Psar Mountain is a large forested area located in Tang Bompong Village, Ta Sal Commune, Oral District, and Kampong Spue Province. Recently, Knorng Psar has become a popular place for those who love nature, hiking, trekking, adventure, and especially camping which is trendy amongst Cambodian people.

The way to get to the top of the mountain you have to go to the environment office in the village who can guide you to the top and help protect you as well. Travelling from the village you have to ride Koyun (Local Truck) around 2hrs then walk for another 4-5hrs if you are a moderate trekker level, and make sure you have everything that can use for a temporary vacation of this traveling. If you are struggle to carry your stuff, they have carry service here 1kg is around 5000R (1.5$) the bag in limited to 5kg only. On the top of the mountain doesn’t contain the toilet, so you need to prepare something to use during those vacation that can help you and not disturb other visitors. At Knorng Psa is currently trending on camping tent, taking picture with its beautiful wildly forest and foggy also appear in the morning with full of dew on the grass.

Camping on Knorng Psar is like camping on Aural Mountain, but knorng Psar spend less time than Aural and many visitors every day. About food purchasing, the tour here will cover include to your tour guide, after you go to the office in the village you can ask them more information. In Cambodia, not only best known for the most attractive travel destination, unique atmosphere, but the food is also very famous and healthy. Cambodian cuisine is well-known for its unique and bold ingredients.

We can say Cambodia is one of the countries that has rich culture and tradition, so the complexity of the ingredients is quite different from neighboring countries like in Cambodia, we tend to value the vegetables, herbs, or fish as the most important ingredients while in neighboring countries such as Vietnam or Thailand no longer value.

Each country has their own unique taste of food while in Cambodia, you might feel Cambodian cuisine is somehow very unique and different from other countries. There are some ingredients that some of you might probably not know as it’s edible and important, but people in Cambodia use it all, and value it well.

1. Prohok

Prohok: most people including foreigners or Cambodian might not like the smell of Prohok. It smells like the death fish, but it somehow tastes good. I believe that Prohok is only used in Cambodia, or mostly used by Cambodian people, and outsiders might not like the taste and smell of Prohok for sure. For this reason, Prohok makes Cambodian unique and delicious. Although it smells bad, but if you know how to clean and use it, it surely is the main ingredients that makes your food delicious. There are many kind of food that you can add Prohok like Teuk Kreoung, and we can make papaya salad with Prohok as well by converting Prohok as sauce.

2. Fruit as the ingredient

Fruit as the ingredient: people might know that fruit can only eat or drink as dessert or juice, but in Cambodia, Cambodian also uses fruits as the ingredients in making food such as mango, papaya, pineapple, and more. For mango, Cambodian tends to use it as mango salad with dry fish or smoke fish. For pineapple, they tend to stir fry it with any kind of vegetables and meat by seasoning it, and adding oyster sauce into it. With these creativity, they make Cambodian food very unique.

3. Rice

Rice: rice also makes Cambodian food different from others. In some countries like in Europe, they don’t normally eat rice for breakfast, lunch, or dinner. They principally enjoy bread or fast food, unlike Cambodia. In Cambodia, people tend to eat a bowl of rice every meal, and the advantages is that it makes them full so that they can’t eat more food like fast food, which is very good for their weight and health, and rice is full of nutrient. Cambodian people always eat rice as their breakfast, lunch, and dinner, and rice can also be made as fried rice with sausage or Lok Lak, which makes it unique and delicious.

Mondulkiri means ‘meeting of the hills’, which is an apt name for this wild and verdant terrain comprising rolling hills, lush rainforests and powerful waterfalls. Wild animals roam in these parts, such as bears, leopards and elephants. Despite this, sightings are limited, and you’ll be more likely to spot birdlife, monkeys and wild pigs.

Travel from Phnom Penh to Mondulkiri approximately take 7-8 hours. Mondulkiri is also the best place for who like camping, picnic with thickly forested mountains and the paradise view.  Talking about safety is quite better and no worries about thief. Here in Mondulkiri such a nice place to keep yourself safety and such a long holiday with a new experience.

Beside of jungle, it contains elephant& wild life sanctuary, zipline, green house bar, trekking and there has guide service for tour you around Mondulkiri as well. About food purchasing, Mondulkiri is full of Khmer food and really reasonable price, but here also prefer with Europe food if you wish to try with Europe food. Mondulkiri is such a place you must try and spend your vacation with a good memorable.

In Cambodia, there are 2 seasons which are the dry season and rainy season, and Cambodia has the tropical monsoon climate with warm temperature throughout the years. For this reason, Cambodia might not be experienced the snow like those countries where the snow drops. However, there are some places in some provinces that are considered as the coldest places in Cambodia, even if Cambodia has never experienced the snow before, but still you can enjoy the coldest weather in the country. In fact, Koh Rong island is not dangerous at all for people or tourists, but there are just some problems which can occur that everyone must be aware of when they plan to travel to these spectacular islands. The one thing that can be a problem in Koh Rong is theft, but as many people know, theft can be experienced everywhere. So please keep your thing in a right way you think it safety.

Another danger is just about your own safety while you go to swim or walk on the beach. Swimming doesn’t a big deal, but don’t careless sometimes it is the worth and memory for tourism who drown to the water. Because of the careless, as we know Island is not that small, don’t even thing you are fluent of swimming. On the Island is you plan to sleep on the beach, camping or make party, please make sure and see it has no insect there, otherwise it will harm and get affect your skin easily. Koh Rong is not much worries about safety, here with kindness people, friendly and helpfully. Theft is not always occurred and steal your valuable things, because some visitors get drunk, or they just put it in uncomfortable place.

Last but not least is sunburnt. Don’t forget to take your sunscreen can has the high spf and protect your skin from the sunburnt as well. As we know Koh Rong’s weather normally is around 32-34°C, keep your skin in a good condition if you want to swim in the beach.

Koh Rong is located near Sihanoukville it approximately take 5-7 hours. It depending on the mode of transportations that you choose. To answering the question, Koh Rong isn’t the worth visiting, but in fact it’s one of the beautiful scenery that you cannot get over its Island. Koh Rong is named as an ‘island paradise’ by visiting tourists, the island boasts pristine white sandy beaches, warm crystal-clear ocean waters, and a hot tropical climate.

Spending your holiday in Koh Rong paradise is such an experience in this beautiful kingdom. In addition, the beaches are beautiful, white sand and crystal clear water. For such a small and rustic place you would think there’d be nothing to do but sit on the beach make a small party, cooking, dancing and relaxing such a freedom holiday you cannot miss.

Koh Rong was full of super friendly people and the hikes, beaches and little beach bars were spot on! The island is quite huge and largely unexplored. The area near to port have many guest house, eateries and pubs to hangout. The vast stretches of soft white sand beach with hardly many crowd to disturb are just awesome. High point is known as a rope park, which the views are spectacular, it is really like being in another world.

Plus, if you’re lucky you might see a monkey from a distance! Best to get lost in off beaten path to enjoy the beauty to most. It is so relaxing and rejuvenating. Rest all of the island is your own and no one will disturb your peace. I hope to go the place again and again in future.
