If you’re in the market to buy or sell a home, odds are you’ll work with a real estate agent to help you through the process. Most make money through commissions based on a percentage of a home’s selling price.

How much money agents make each year depends on a number of factors, including the number of transactions they complete, the commissions they bring in, and the agent’s split with their sponsoring broker. Here’s a rundown of how real estate agents get paid—and how much they make.

Cambodians live in a very unique economy. This is a case where the “laws of the jungle” are not necessarily to be followed or appreciated. They may be true for many areas around the world, but Cambodia offers an extremely unique set of rules, which makes real estate agents a very profitable line of business.

Agents in Cambodia make a lot of money. From buying and selling houses and apartments to renting them out, they can be very successful in the Cambodian real estate market. This article will look at how agents are able to make a living in Cambodia, and we will take a look at some of the opportunities that are available for them:

1. Commission Based

Some real estate agents are actively promoting and selling real estate or properties of other real estate developers. They get paid by commissions when properties get sold. For example, if a unit of condo is sold, they may get up to 20% to 30% of the total price of that condo. Let’s say a unit of condo is sold for $39000, 20% commissions of $39000 then $7800 or 30% commissions of $39000 then $11700.

2. Salary Based

Some real estate agents work with read estate developers to get salary. They work really hard to promote their real estate developers ‘properties (cond0s, flophouse, villas, land) to get monthly salary. However, if they have sold a lot of properties each month, they will quickly get promoted the position and get more incentive based on the hard work and result. They might get salary range from $500 to $1500 per month based on the position whey are in.

3. Real Estate Brokers

Some real estate agents have working as the real estate brokers. They buy properties from the real estate developers to sell it for themselves. This way they can work for themselves and get high income if their properties have sold. Real estate brokers don’t own any property, they work very smart as they buy properties with cheap price from the property developers after that put it on sale in high price. They’re repeatedly doing this to make profits.

April 30th 2021, Cambodia Academy of Digital Technology – CADT organized (90 participants) a Zoom meeting with CEOs of BookMeBus, VTenh, Muuve, Khmum eShop, Nham24, BlOC, and Supper App discussing about the startup, the main challenges, the collaborations, the opportunities of eCommerce and Delivery platforms in Cambodia.

1. The Supply Chain

Most of the CEOs stressed that it seems like eCommerce and Delivery startup businesses in Cambodia haven’t responded to the high demand of the growing population while quality and standard assurance of the eCommerce and Delivery services haven’t done well yet.

The payment gateway is also the complicated thing which is required the companies limit the services and products offering to mainly urban customers rather than the customers who are living in the countryside.

2. The Customers

Customers’ experience and education on using eCommerce and Delivery services are on the rise of improvement reinforcement which make them hard to access the greatest features and benefits of the platforms. The eCommerce and Delivery companies are required to collaboratively working together to educate and learn from the customers to offer the best experience of eCommerce and Delivery platforms they deserve.

3. Data protection

Customers not feel comfortable in giving their personal data, especially using their credit card to process online payment in buying products online. The government and relevant stockholders such as both local and international banks working together to create technology tools to protect consumers data which reinforce their trust on making online payments.

4. The Rivals

If the giant businesses in the field of eCommerce and Delivery enter Cambodia, the local startups are not ready to compete with them yet as they are not strong in term of financial and technical support. The million or billion dollar companies can take over the big market segment if they want to operate in Cambodia. However, the local startups express no worry about this as the international companies not really well understand about the local culture, the people, and the infrastructure in Cambodia, even if they have big fund to operate their business in Cambodia, it might not be successful as the market is small.

5. The Opportunities

The eCommerce and Delivery platforms will be growing substantively in the from now on as the growth of internet user and mobile access plus online payment gateways integrations well connected. In the future, giant tech and other businesses will enter Cambodia, they will look for strong local eCommerce and Delivery players to merge their mission and vision with, then the local startups will be able to expand their business and strengthen their capability to build tech and support the local market even better.

There is a rumor that Cambodia is banned and restricted  from YouTube Advertising and Monetization.

There is a rumor that has been viral a few weeks in Cambodia disclosed that “YouTube video ads in Cambodia have been blocked, allowing local users to view only videos posted on the site without ads.”

This has become a great concern for Cambodian YouTubers (content creators) and advertisers for being interrupted in driving revenue for their businesses.

Regarding the question about the ban, a YouTube representative for Southeast Asia said that under the monetary policy of content creators in Cambodia, monitors were not allowed to monetize their videos on his channels.

“Advertisers can target their ads only to countries where YouTube has launched monetization sites,” the policy states.

The YouTube representative above could not determine why all ads were blocked on the platform.

Mr.. SOVANN, CEO of Activerify, a trusted local digital marketing company, says services such as YouTube advertising are vital to doing business in Cambodia. He said he has been using these types of ads in the country since he arrived in 2016. “For Google, Facebook or other big technology companies to take away services from Cambodia is not appropriate,” he said.

Regarding the question of whether the withdrawal of advertisements may be related to the Government Sub-Decree on Value Added Tax (VAT) for digital goods and services sold by foreign companies? “Value Added Tax (VAT) on digital goods and services is a global issue,” he said. He added that the Royal Government of Cambodia is always willing to discuss and meet with companies on such issues and would be surprised if the removal of advertisements is in line with government policy.

Chris McCarthy, CEO of MangoTango Asia, a local digital marketing company, says “Not sure what has happened to YouTube yet, but the closure is a demonstration of the power these companies have over business revenue and that is something the government should be concerned”.

While Cambodia-based YouTube videos are not eligible for monetization at all, it is also worth noting that Google Ads does not collect value added tax (VAT) in other countries in the region including Thailand.

Policy for Thailand states: “Because your Google Ads business contract is registered with Google Asia Pacific Pte Ltd. Local taxes do not apply to your Google Ads activity. “These taxes will not be shown on your invoice.”

Mr.. SOVANN noted that Google Ads is still active on websites in Cambodia.
