As one of the fastest-growing countries in Asia, Cambodia has the potential to expand its economics to a greater level. By this, it means the land values and real estate prices will keep increasing.

Foreign investment and domestic business had advanced Cambodia’s financial growth. Most of those investments included real estate. The dealing of real estate is undeniably one of the most attractive businesses in this kingdom. Citizens mostly sell or lease their residential real estate. However, foreign or larger company investments turn vacant land into commercial or industrial real estate.

Will real estate ever decrease in price? No, as long as the economy of that country keeps growing or remains stable.

Due to the COVID-19, the growing rate of the real estate business froze, and the price did not increase. However, from the investor’s point of view, this is a rare opportunity to buy at a low price.

There’s no fear in doing so because once the economy recovers, more investors will flow in and the real estate will resume its increasing price. Reasons to invest includes:

1. Economy growth

For the last two decades, Cambodia’s economy has escalated significantly with an immense transition within the country. Garment export and other foreign investments had contributed a lot in advancing this country to become one of the fastest economic growing countries in the world.

Since this country does not depend entirely on foreign capital, it has escaped many major recessions that the developed country suffered. However, there are many foreign investments that grew by 800% in the past decade.

The growth rate remains strong every year. This includes the growth of tourism, construction, trade, manufacturing, and the garment industry. The reason for this is because of the lower cost of labor and real estate price.

Although there are 25 provinces in Cambodia, Phnom Penh, the capital city, is the place where most of the trading and investment is located.

Siem Reap, on the other hand, is a land full of foreigners and tourism sites. Most of the investment there includes hotels, resorts, or other types of related hospitality.

Sihanouk Ville had a real estate boom two years ago due to the overflow of Chinese people. Properties including hotels, houses, lands, restaurants, resorts, and casinos were on demand.
The economic growth in other provinces can be seen as well.

2. Population growth

The population continues to grow for the past four decades. As the population rose rapidly, the need for houses and other types of residential real estate keeps increasing. Not only this, more immigrants and foreigners began to live in Cambodia. Therefore, more residential properties are needed.

3. Chinese investment and immigrants

Due to the overflow of Chinese citizens and investors in Cambodia, the economy took a good turn and leap forward. Roads and bridges have been constructed to provide better transportation. As an example, Sihanouk Ville became a province full of skyscrapers.
Chinese people who move to Cambodia need a place to live. They offer a higher price than locals. This is a motivation for developers to construct more properties and raise the price higher.

In addition to this, the recovery of COVID-19 will surely bring back the investment from Chinese investors.

4. Easy foreign investment

More than any other country in southeast Asian, this country encourages foreign investment. Low property tax and easy visas attract many foreigners to invest here. There are no trade restrictions, price controls, and foreign exchange regulations. It uses US Dollars as part of its currency which eliminates the risk when proceeding with the financial transaction.
This country doesn’t require investors to change their citizenship. In addition to this, they can own any property above land.

In conclusion

Since this country is a developing country, many aspects of investment are needed. As the population keeps growing, houses and other residential properties are required. This is a long-term plan and success because more people are starting to be interested in condominium and real estate investment. By saying one of the fastest-growing economic countries means that the real estate price investment and property value will increase at a very quick pace. Therefore, investing in Cambodia’s real estate surely is a win-win investment.

Cambodia is one of the countries in the world that are on the tourists’ shortlisted trip plan, as it is a small country with many places to visit.

Coming to Cambodia is the best decision you have ever made in your life as this country would provide all visitors with an unforgettable memory.

In order to enter Cambodia, you need to have an e-visa and follow the regulations below:

E-visa is a warranty document that authorize all visitor to legally Cambodia and that is linked to your passport.

The cost you need to spend on the e-visa is $36 plus service fee $20. In case you hurriedly need an e-visa, you must spend at least $50 to $80 for the rush processing.

The length of e-visa processing standard takes only 2 days, in case it is a rush processing, it takes only 36 hours, and 24 hours for the super rush processing.

And e-visa provides you with an authorization of Single Entry only.

First, all tourist needs to create an account. Second, Application filling is surely important and you need to pay the process through your VISACard, MasterCard, Unionpay or Alipay. Third, you need to download the e-visa PDF from your e-visa visitor account.

All visitors must have an e-visa now before you enter Cambodia, based on the visa exemption policy, visa on arrival and e-visa application are postponed indefinitely.

As we all know, COVID-19 has been disrupting the world including Cambodia, according to the Ministry of Health required all visitors to have a medical certificate more than 72 hours before the date of the travel, which confirmed all visitors coming to Cambodia are COVID-19 free. On the other hands, all visitor must have at least 50,000$ for medical responsibility.

When you arrive in the Kingdom, you need to be quarantined for 14 days at a government care center.

Moreover, all visitor’s passport must be valid for six months from the day of entering Cambodia.

The e-visa is intended for only tourists which it is valid for 90 days after the issue by the official, and visitors can stay in Cambodia for 30 days.

In addition, you can apply for e-visa at any time and any place.

E-visa is essentially required for all visitors, except citizens from these nations: Brunei, Laos, Malaysia, The Philippines, Singapore, Thailand, Indonesia, Myanmar, and Vietnam. All citizens from these countries are freely allowed to enter the Kingdom with only a valid passport.

Your e-visa is needed to be extended for another 30 days in total; therefore, you need to contact a local police or immigration official in Cambodia as quick as possible before it becomes invalid.

What you need to bring with you upon your arrival in the Kingdom, you need to have two copies of the e-visa certificate by giving one copy to the immigration office and keep one with you until you return to your home country.

Online education or eLearning is on the rise in Cambodia at these days and during Covid 19 pademic.

Introduction

The COVID-19 pandemic has forced physical classrooms worldwide to close; as a result, educational institutions across the world have had to adapt to e-learning (electronic learning) as an alternative to stay on track with their planned academic curriculum.

The closure of educational institutions as part of measures to contain the spread of the novel coronavirus has affected over 1.3 billion learners in nearly 185 countries (UNESCO, 2020). With the cancelling of traditional classrooms, remote or online learning via digital platforms supported by e-learning and videoconferencing software and applications has begun to increase significantly (Li & Lalani, 2020). The rise of online learning has led to a debate about the possibility of replacing the traditional classroom-based learning with online or e-learning (Lee, 2020).

Benefits of e-learning

E-learning or online learning is a new mode of learning enabled by digital devices such as laptops, tablets, or smartphones connected to the internet. In e-learning, students can virtually study from anywhere. During the COVID-19 pandemic, online classes conducted remotely are the only alternative available to continue education. In several ways, e-learning brings numerous benefits to both students and instructors.

Firstly, easy access to resources allows educators to upload study materials such as video lectures, slide presentations, textbooks, assignment instructions, and relevant course materials to their online classroom system. This can provide students with the opportunity to browse through the course content at their own pace and they can study anytime and from anywhere.

Secondly, online learning allows for greater flexibility. For example, courses on Coursera and edX do not require students to join lectures in the exact time set by their instructor or institution; they can, therefore, study whenever they have time. Thus, students will not miss the lessons even when they are busy with other tasks and commitments.

Thirdly, students and instructors can avoid a lengthy commute. Students do not have to go to their school or university anymore. They can stay at home and study without spending a cent on transportation, and they can be safe from the virus or other unpredictable incidents on the road.

Fourthly, students have the opportunity to ensure that they understand the lessons.  In physical classrooms, especially in large classes, students who sit at the back or who take a nap during the class session might miss the important points in the lecture; however, in online classes, students can watch the recorded video lecture as many times as they wish until they can fully understand it.

Challenges of online learning

Online classrooms became the only option when schools were closed because of the pandemic. Online or e-learning via digital platforms came into existence and became a billion-dollar industry even before the pandemic. In 2015, as reported by Forbes, e-learning industry made up $107 billion and it was estimated that this business would triple to $325 billion by 2025 (McCue, 2018).

The advancement of technology is, however, not flawless. As it advances, it creates its own challenges. As the pandemic has forced students to study virtually, the issue of learning inefficiency (Nidheesh, 2020) and student dissatisfaction have arisen (Binkley, 2020). In what follows, I argue that e-learning will not replace the face-to-face classroom due to several reasons.

Online classes do not develop social skills

In online classes, students seem to engage less during lectures (Meyer, 2014). They are in front of their screens, talking to the devices, not to their friends nor their teacher as they do in physical classrooms. Besides, the quality of teaching in the face-to-face classrooms is arguably higher as the environment allows students and students or students and the instructor to interact with each other better, allowing them to work together to achieve the teaching and learning objective (see Kristiansen et al., 2019).

Without socialization students may not develop interpersonal skills. In traditional classrooms, students can do presentations or exchange ideas without any communication barriers. The learning experience in physical classrooms is unique and will never be replaced by other teaching styles. In face-to-face classes, teachers can use body language such as gestures to explain, facial expressions to express emotions, or action to demonstrate. Doing all of these in physical classrooms can attract students’ attention easily.

Ineffective class monitoring

In traditional classrooms, the instructor can easily keep students on their toes. For example, some students might look outside through the window, sleep or chat with their friends when they get bored or distracted. However, it will not take long for the instructor to draw students’ attention to reconcentrate on the lesson in physical classes. Unfortunately, in online classes, this might be harder.

In e-learning classes, students sit in front of their screens. However, not all students might focus on the lesson at hand. As research has shown, students were more likely to do multi-tasks such as being on social media, browsing the internet, and listening to music while learning online than when they study in in-person classes (Lepp et al., 2019). When there is no inspection from the instructor, students can do anything else besides focusing on the lecture in online classes. Unlike in traditional classrooms, I believe students can easily fall asleep, lose focus, zone out, or even leave the online classroom.

A study by Columbia University’s Community College Research Center found that the hurdles that online students face is the lack of personal individual engagement with their instructor (The New York Times Editorial, 2013). When lecturing in physical classrooms, teachers can directly give feedback to students, and students can ask their instructors questions straight away for clarification when they need. However, in online classrooms, it is different. Students may have to contact their instructor via message, email, or chat first. This means of communication might discourage them to ask questions.

There are other issues, including lack of engagement and interaction as well as feeling of estrangement. For example, it was found that students were more likely to fail or withdraw from the course than when they studied in face-to-face classes (The New York Times Editorial, 2013). A study by Martin and Bolliger (2018) showed that most college student believed that online courses were less effective than traditional classrooms. They also found that physical classes could increase student engagement, student satisfaction, and student motivation as well as reduce a sense of isolation among students.

Lack of access to digital devices and internet connections

Even though​ students commit to participating in online classes by trying to listen or take notes, they are still facing some problems stemming from the lack of digital devices or internet connection. I believe some devices, such as old phones, might be impractical as they can become hot and switch off by themselves while in the middle of the learning session. Students may face problems with their computers running on outdated operating systems that do not function effectively.

As reported in the Irish Times, when Irish students were asked about the reality of their virtual learning, poor internet connection was among other distracting factors during online classes (The Irish Times, 2020). This could deteriorate the quality of teaching and learning. No doubt, this kind of issue is more prevalent in developing countries in Asia and Africa that have low internet connection (Euro News, 2020).

In Southeast Asia, the term ‘digital divide’ has been used to illustrate the inequality of internet access in the region (ASEANPlus News, 2020). For example, there are only three countries such as Singapore, Brunei, and Malaysia that have internet penetration of up to 80 percent of the population while other countries in the region have the internet penetration of around 60 percent or less (Jalli, 2020).

Poor course design and instructors’ digital literacy

There are problems related to course design and teachers’ digital literacy skills as well. For example, older teachers might find it hard to design a course that can be effectively delivered online. They may also find it challenging to engage students in online classes. No doubt, the success of online learning depends on a well-designed course, active discussion, and interaction between students and instructors (Swan et al., 2000). Thus, poor preparation or organization on how the course can be conducted will affect the quality of teaching.

Online class could cause health problems

With e-learning, students need to stay in front of the screen for long hours.  According to Hand (2018), online learning can cause isolation, leading to anxiety and depression, while overusing computers can lead to negative physical effects such as muscle and joint injuries, increased mortality rate associated with excessive sitting, and eyestrain from computer use.

Online learning is a new adventure in education for students and instructors across the globe. It has a lot of benefits as we are living in this digital age. However, since the success of students’ learning depends on a well-designed course, accessibility, preparedness, and the instructors’ ability to engage students in their learning, the possibility of adapting fully to virtual classrooms becomes successful only when these conditions are met. Despite the rise of online learning during the COVID-19 pandemic, there is evidence of students’ dissatisfaction and learning ineffectiveness (see Dziuban et al., 2015).

Ratanakiri is located in the northest of Cambodia and its border the province of Mondulkiri, 636 Km from Phnom Penh. This province is known as “Chun Cheat” (Khmer Marn) and the province that has the most waterfall and forests.

1. Yeak Loam Lake

Yeak Loam Lake is situated 5 km Lake form an almost perfect circle. And though the lake has a small circumference, it’s just shy of 160 feet (about 48 meters) deep. Its shape and depth are due to its volcanic origin. Boeung Yak Loam has picturesque mountainous scenery, a charming bird sanctuary and provides the visitor with an opportunity to experience the daily life of local hill-tribe people.

2. Katieng Waterfall

The visitors can see a beautiful natural landscape and take a break to take pictures of the birds and then continue to the waterfall. It’s the most beautiful waterfall of Ratanakiri and the best scenery for laying yourself or sleep around the corner.

2. Lumphat Wildlife Sanctuary

Lumphat wildlife is one of the most attractive place and visitors come here for exploring and see the special kinds of animals that are present here, like tigers, elephants and red-headed vultures. Beside of animals you can also see kind of the wooden here in the forest.

3. Eisey Patamak Mountain

The Eisey Patamak Mountain, is one of the popular Tourist Attractions in Ratanakiri, The place is one where you can pitch tents and stay overnight. As you cast your eye down to glance at Laos in the north and Vietnam in the east, you can enjoy the mesmerizing tranquility of the adjacent countryside.

4. 7 steps waterfall

7 steps waterfall all the seasons are the best time to visit there because this waterfall is wonderful natural waterfall providing the water even during the dry season. You can also take photos of each step of the waterfall for your memorable experience of your fantastic trip. Moreover, you can enjoy swimming with the cool waterfall from the mountain.

5. Cha Ong waterfall

Cha Ong waterfall on of the forest and waterfall that get its water from Eisey Patamak mountain here you can see bird, enjoy swimming and taking the picture with a widely forest.

April 30th 2021, Cambodia Academy of Digital Technology – CADT organized (90 participants) a Zoom meeting with CEOs of BookMeBus, VTenh, Muuve, Khmum eShop, Nham24, BlOC, and Supper App discussing about the startup, the main challenges, the collaborations, the opportunities of eCommerce and Delivery platforms in Cambodia.

1. The Supply Chain

Most of the CEOs stressed that it seems like eCommerce and Delivery startup businesses in Cambodia haven’t responded to the high demand of the growing population while quality and standard assurance of the eCommerce and Delivery services haven’t done well yet.

The payment gateway is also the complicated thing which is required the companies limit the services and products offering to mainly urban customers rather than the customers who are living in the countryside.

2. The Customers

Customers’ experience and education on using eCommerce and Delivery services are on the rise of improvement reinforcement which make them hard to access the greatest features and benefits of the platforms. The eCommerce and Delivery companies are required to collaboratively working together to educate and learn from the customers to offer the best experience of eCommerce and Delivery platforms they deserve.

3. Data protection

Customers not feel comfortable in giving their personal data, especially using their credit card to process online payment in buying products online. The government and relevant stockholders such as both local and international banks working together to create technology tools to protect consumers data which reinforce their trust on making online payments.

4. The Rivals

If the giant businesses in the field of eCommerce and Delivery enter Cambodia, the local startups are not ready to compete with them yet as they are not strong in term of financial and technical support. The million or billion dollar companies can take over the big market segment if they want to operate in Cambodia. However, the local startups express no worry about this as the international companies not really well understand about the local culture, the people, and the infrastructure in Cambodia, even if they have big fund to operate their business in Cambodia, it might not be successful as the market is small.

5. The Opportunities

The eCommerce and Delivery platforms will be growing substantively in the from now on as the growth of internet user and mobile access plus online payment gateways integrations well connected. In the future, giant tech and other businesses will enter Cambodia, they will look for strong local eCommerce and Delivery players to merge their mission and vision with, then the local startups will be able to expand their business and strengthen their capability to build tech and support the local market even better.
